Environmental Site Assessment and Remediation

Environmental site assessment has become an important part of the environmental investigation, defined by the EPA as a "systematic, documented, periodic, and objective review by regulated entities of facility operations and practices related to meeting environmental requirements."

Environmental site assessment is typically performed on an existing facility or property an attempt to determine potential liabilities associated with the site's current environmental status. Most prudent lending institutions and commercial property buyers require environmental site assessments.

  • Transaction Screen is the first level of an environmental investigation that provides a basic evaluation of site conditions. Environmental inspectors from Metropolitan address several basic issues, including: 1) limited research and field reconnaissance of the site; (2) existing land use practices; 3) location of environmentally sensitive areas; and (4) potential presence of environmental problems. A Transaction Screen is conducted through a site visit, limited documentation review, and owner/occupant interviews. Metropolitan can also provide screens for asbestos, lead-based paint, and radon.
  • Phase I is a preliminary assessment and site visit that provides a general assessment of overall site conditions and liability potential. Environmental auditors from Metropolitan address several critical issues, including: (1) historical research and field reconnaissance of the site; (2) existing land use practices; (3) location of environmentally sensitive areas; and (4) potential presence of environmental problems. A Phase I assessment is conducted through site visit, documentation review, and multiple interviews.
  • Phase II is the progression of Phase I activity. Phase II involves actual sampling and analysis of the suspect area(s) for contamination. Phase II primarily assesses the full extent of any contamination and determines cleanup requirements. Metropolitan's professional staff conducts extensive and detailed examination through sampling, analysis, and planning. Our experts also recommend actions for cleanup and abatement of environmental contamination where required.
  • Phase III is the actual abatement and remediation of a contaminant. When cleanup and abatement are required, Metropolitan offers expert project management, review, and oversight.
